FLOODING – Step By Step Guide

 

1. Flood water is potentially the worst to deal with. Raw sewage can carry extremely dangerous bacteria and viral infections.

 

2. R P Roberts Homes would suggest that you check your insurance cover.

Take as many photographs as possible, BEFORE disposing of any household contents as you may need evidence to prove your losses.

 

3. Gas Engineers, Plumbers and electricians will need to check all the services before stripping out and beginning any of the work.

 

4. We would survey the property for all aspects of damaged goods to be replaced and would provide a 3d drawing of new areas such as the kitchen and bathroom.

 

5. We will remove all the debris, floor coverings, damaged plaster and plaster boards.

 

6. We will also clean and check the drains and air bricks (If you have a timber floor down stairs) we will wash out all debris with fresh water. If sewerage is involved we will sterilise all floors and walls with sterilising solution to kill any bacteria and any viruses from the sewerage.

 

7. If the timber floors have been affected R P Roberts Homes will lift the boards and clean out the void underneath.

 

8. After we have stripped out the property and sterilised the whole house we will re-plaster the walls by using sand and cement render containing a salt inhibitor and water-proofer - The specification is critical if you are to avoid “salts” from emerging later and ruining decoration.Old walls may benefit from the use of Plastic Lining Membrane, rather than sand and cement, these membranes are easy to fix, waterproof and can be plastered or boarded immediately, which improves the warmth of the walls and floors, can carry insulation and prevent any damp or “salts” from reaching the decorations.

 

9. We will neutralise salts in the plaster using salt neutraliser before plastering and lining – this “kills” the salt – salt tends to suck moisture from the air, making the walls damp and ruining the decoration.

 

10. R P Roberts Homes will also repair the timber floor joists with timber-resin splice kits with bower beam repair plates – joist ends can be saved no need to scrap the good timber.

 

11. We Treat joists and beams with boron gel and paste – no need to scrap damp wood. Boron based preservatives kill all rots guaranteed.

 

12. We would mastic, screw and glue top of joists and lay 22mm moisture grade flooring sheets to replace the flooring.

 

13. We seal damp concrete or solid floors with Epoxy Seal Coating – So there is no need to wait until dry, full vapour barrier.

 

14. We Damp proof the walls with ultra proof cream injection DPC – There is No smell it is quick and clean to install.

 

15. Once the remedial work has been completed and your home is dry and secure we will then fit out your kitchen and bathrooms and decorate throughout and leave the home looking as good as new.
